The Real Leaks We're Fixing Right Now
G’day, Cora here from T&T Roofing Bendigo 👋
This weweends storms really gave us a run for our money. Heavy rain, gusty winds and freezing temps perfect conditions for finding out whether a roof’s in good shape… or ready to let go.
We’ve been out across Bendigo, doing everything from sealing flashing leaks to rescuing a ceiling from a sneaky box gutter overflow. So, I thought I’d give you a rundown on what we’re seeing out there and how we’re helping locals stay dry and damage free this winter.
⚒️ What’s Been Leaking This Week And How We’re Fixing It
1. 💧 Flashings & Ridge Caps Letting Water In
Flashing failures have been a big one water driving in sideways under cracked or poorly sealed ridge capping and valleys.
What we did:
We’ve been replacing dodgy flashing, resealing joins and using custom made Colorbond pieces to make sure water stays out, not in.
2. 📏 Roof Sheets Cut Too Short
You wouldn’t believe how many roofs we’ve seen with sheets that don’t even reach properly cut too short or not tucked under flashings right. When the wind gets up and the rain’s horizontal, water just gets straight in.
What we did:
We re-sheeted where needed and made sure every new sheet has the right overhang and fit. Simple fix when you know what you’re doing.
3. 🌧️ Overflowing Gutters & Downpipes
Blocked gutters and undersized downpipes have been turning roofs into swimming pools. We’ve had a few jobs where water backed up into the ceiling because the outlets couldn’t keep up.
What we did:
Cleared everything out, checked fall, and upgraded a couple of outlets. In some cases, we recommended overflow spouts for peace of mind.
4. 🌫️ Moisture & Mould in Roof Spaces
With no ventilation and poor insulation, roof spaces are turning into humid boxes. That leads to ceiling mould, wet insulation and even timber issues.
What we did:
We installed whirlybirds, sealed some serious air gaps and replaced a few sections of soaked insulation with fresh, high-performance batts.
5. 💨 Storm Damage to Old Roofs
A few older iron and tile roofs have copped a hiding sheets lifting, tiles cracking and rain finding its way into ceiling cavities.
What we did:
We patched what we could, sealed everything up and gave honest advice on whether a re-roof might be a better long-term option.
6. 🟫 That Sneaky Box Gutter Job on the Weekend
Had a call-out this weekend to deal with a box gutter that was overflowing straight into the ceiling cavity. The internal joints had failed and the outlet was half-blocked.
What we did:
We jumped up there, cleaned it out, resealed every joint properly with high-grade silicone, lucky they called when they did as we've got alot more rain on the way
PSA: If you’ve got a box gutter and you haven’t had it checked in years… get onto it. They’re one of the biggest causes of hidden leaks during winter.
